Facility Management
For over 12 years we have been looking after one of the leading confectionery producers in the sector of the infra-structural and technical facility management.
With this customer we are looking after more than 400 employees all day and provide them with services of the space and relocation management as well as the technical plant management such as cable and network engineering and house and electrical engineering. We are also looking after our customer in the sector of warehousing on our own safe and temperature-controlled storage facilities. We take over the waste disposal management of commercial waste and bulky waste as well as electronic scrap and special waste in accordance with the legal regulations and environmental requirements.
Our employees take over all the arising work in the aforementioned sectors and therefore they are on site with our customers every day. Thus the employees of the confectionery producer are able to concentrate upon their core business and this contributes to their productivity and motivation.
On the basis of the strategic project control from one source we are able to optimise the processes arising at our customer with regard to costs and time. For our customer this means an optimal cost-benefit ratio.

In addition, any services of the technical and infra-structural facility management can be used at any time, since SJG is on a short-term basis able to make project managers and employees available for all the requirements of the confectionery producer.
To be able to optimally control all the processes, a project manager is assigned to our customer. He/she can be contacted 24 hours a day so that our 24 hour service is guaranteed.
The short-term dealing with projects over night, at the weekend as well as on holidays takes care that for this customer the operational downtimes are minimised.
Introduction of Facility Management
For our customer, a church association with more than 70 social institutions in the Rhein-Main Area, we developed an organisation and action concept for the introduction of technical, commercial and infra-structural facility management.
The highest objectives of the facility management concept are the optimal supply of all the institutions with the required FM services and saving costs.
In order to meet these objectives first of all a detailed actual analysis of the processes and courses of events was carried out in the sectors of:

Space management, relocation management,
Co-ordination of labour protection/fire protection,
Contract management, procurement management,
Maintenance and repair management,
Cost planning and control, object accounting
Human resources, central communication services
EDP service, goods and logistic services,
Archiving and waste disposal.
Subsequently in co-ordination with the church institution a standard situation was defined in the individual sectors.
SJG drafted an individual concept for this institution containing recommendations regarding the structure and plans for actions and course of events.
Space management
The availability of space is part of the essential requirement in order to achieve productivity and value added. Therefore an efficient space management is an essential requirement for a production with the maximisation of the utilities and the minimisation of costs.
At our customers’ locations changes in the loading, changes in the organisation structures of individual departments and the interconnected change of the communication structures demand an adjustment of the space structure together with an unchanged space in hand.
Within the framework of the SJG Space Optimisation the processes, relations and the workflow of our customer were first of all analysed. In co-ordination with the basic legal conditions and users’ demands such as demand of space, standards of space as well as individual goals a space and furnishing concept was then prepared.
Subsequently SJG also carried out the implementation of the concept together with all the relocations, rebuilding and the adjustment of the information and communication facilities without any operating outage times.
The space structures could be optimised by the SJC Space Management and thus the corporate core processes could be supported.
This also implies the increase of the quality of the utilisation, since by the adaptation of the structure to the workflow, for example, unnecessary movement is no longer needed.
By the optimal use of this space the costs of utiltisation are at the end of the day also minimised.
By the compliance with various legal provisions, such as the Ordinance on Workplaces, the safety and the health protection of the employees is additionally guaranteed.
